We live in a quiet, working class, residential area, with neighbors who respect each others privacy and truly enjoy calling this place home. PLEASE respect our neighbors, as if you lived here too. To maintain our "Good Neighbor" status: Quiet hours are 10:00 PM - 8:00 AM. (Strictly enforced for outdoor areas). Parking: Dedicated driveway for 2 cars + unlimited free street parking. 🤝 TRANSPARENCY & ACCESS Guest Access: You have the entire home and yard to yourself. Check-in is seamless via a unique 4-digit digital code. Cleanliness Standard: Our professional team sanitizes the home between every stay. Standard check-in is 4:00 PM to ensure sufficient prep time. ***Please do not book this house if you plan on breaking any of the house rules. We do enforce house rules.*** OCCUPANCY Maximum occupancy is 8 people. Exceeding this, or having more overnight guests than was booked, will result in a $250 additional cleaning fee. Parties, excessively large groups, or unapproved groups will be asked to leave. PARKING The driveway accommodates 2 cars. There is no garage parking, but plenty of street parking is available. NO SMOKING/VAPING Smoking of any kind is forbidden inside. Cleaning rates can exceed $2,500 or more. Guests may smoke or vape outdoors. NO PARTIES No parties permitted per Airbnb regulations. Parties and undisclosed guests are subject to reservation termination without refund, per Airbnb policies. A fee (minimum $250) will be applied to your reservation for additional restoration & cleaning. Additional damage charges may apply. NO PETS No pets permitted. If any undisclosed pet is brought onsite, a fee (minimum $250) will be charged for deep cleaning. HOT TUB No bubbles or other added substances in the hot tub - deep cleaning charges will be applied (minimum $500). FIRE PIT Please make sure you turn off the fire pit when you are finished, and do NOT cover it while hot. Please inform us as soon as possible if propane tanks run low/empty. Hot tub and fire pit USE IS AT YOUR OWN RISK. Host is not responsible for any injuries resulting from hot tub or fire pit use. LAST MINUTE CANCEL/EARLY DEPARTURES Regrettably, we do not offer refunds in part or full for last minute modifications, cancellations, or early departures from your reservation. Our Airbnb is located in a quiet, working class neighborhood, with quiet neighbors who respect each other, but it's still close to all the best restaurants and bars in Olde Town Arvada and downtown Denver. You're a 12 minute walk from Olde Town - featuring some of our favorite restaurants like School House Kitchen and Homegrown Tap. Street parking is very common with neighborhood residents; occasionally neighbors will park next to or in front of the house but will not intrude on your privacy. Feel welcome to utilize free on-street parking or the 2 driveway spots. (When you face the house, the detached driveway is to the right of the house on our corner lot).
